Destination
Any use other than open residential occupation is prohibited, except for the practice of a liberal profession such as architect, lawyer, doctor, or company auditor, by a resident and provided that the space allocated for such use does not exceed 40 m² of floor area per dwelling.
Placement
Placement is free within the zone defined by the following limits:
a front setback of at least 8 meters from the alignment line,
a lateral setback of at least 5 meters from the plot boundary, with L = H (L: minimum 5 m – H: cornice height from natural ground level at the property boundary).
Within this placement zone, ground occupation is limited to:
above ground: 1/6 of the net surface area of the plot (16.66%),
underground: 1/5 of the net surface area of the plot (20%).
Building Size and Height
The maximum height is two (2) floors above ground level, i.e., three (3) levels or a height of 10.50 meters maximum (3 x 3.50 m).
This height is measured from the base of the façade wall at the lowest point of the land up to the upper edge of the cornice, and this height must not exceed 10.50 m at any point around the building.
Parts of the building with a façade slope between 70° and 90° (e.g., Mansard roofs) are included in the height calculation.
For buildings with ground floor + 2 floors (3 levels), the roof slope is limited to 25°.
For other cases, the roof shape is free, provided the volume and ridge height remain within the defined maximum dimensions.
No superstructures are allowed on flat roofs.
Appearance and Materials
There are no restrictions on the materials used for construction. However, the materials must harmonize with the aesthetics of neighboring buildings.
Roofs must be made of natural or artificial materials in tones close to the dominant color of nearby roofs.
To allow for proper use of attic spaces, dormers, skylights, and roof windows are permitted.
A maximum of two dormers per 5 m of roof slope is allowed. They may be up to 1.60 m wide, with a minimum spacing of 1 m between dormers and from the roof edges.
Terraces are also allowed, provided they are fully integrated into the roof volume and do not exceed 2/3 of the width of the roof slope, with a maximum width of 4 m per terrace.
